Our River's Edge Cottage features a spacious 3-bedroom/2-bathroom Cottage (sleeps up to 10), making it perfect for your next getaway or extended stay. Enjoy breathtaking 'Up North' views of the Nokasippi River and stunning sunsets while you unwind with a cup of tea, coffee, or a glass of wine.

Located just a 10-minute drive from Downtown Brainerd/Baxter, our retreat offers convenient access to shopping, dining, and a plethora of outdoor activities including fishing, hiking, and more.

The Space: Experience cozy, vibrant, and professionally cleaned accommodations with picturesque river views. The Cottage has been recently remodeled and tastefully decorated, featuring a boutique kitchen fully equipped for preparing home-cooked meals. Fully stocked coffee, beverage, and snack bar, well-stocked kitchen including a dishwasher, personal care items in bathrooms, onsite workspace, window coverings, Smart TVs in Bedrooms and Living room, Grill, Firepit, Heating & A/C window units, high-speed internet, laundry as well as a selection of games, books, and entertainment options. Accommodations are thoughtful and well-appointed with amenities to ensure a comfortable stay.

1. Quiet Hours 10 PM- 7 AM
2. No Smoking, vaping, or E-cigarettes allowed in or near the property (use designated smoking area near the Trading Post)
   
3. Pets are not permitted on or in the Property
4. Unregistered Guests are not permitted on or in the Property
5. Parties, and/or events are not permitted on or in the Property
6. Do not flush anything other than toilet paper down the toilet
7. Glass bottles/glassware are not permitted on the Property (outside) Use non-breakable containers only
8. Commercial photography and filming are not permitted on or in the Property
9. No food or beverage in the living or bedrooms
10. Check-in time is at 4 PM, and check-out time is at 10 AM
11. Illegal substances are not permitted on or in the Property
12. Guests agree to read “Using the BBQ & Firepit sections” https://www.nokasippion9.com/navigating-your-stay and follow all guidelines before use
13. Always keep doors closed (prevents critters from entering)
14. All interior lights and A/C should be shut off and all doors and windows should be closed/locked before leaving.
15. Outside/ street shoes are not permitted inside the property
16. In winter months- thermostat should be set between 65-72 degrees
17. Illegal substances are not permitted on-premise or in the property
18. Guests are not permitted to relocate or rearrange furniture and furnishing
